TPO Roofing in the San Fernando Valley
Affordable & Long-Lasting Roofing for Your Commercial Building
If you own or manage a commercial property, you want to make sure that you have a roof that can withstand the elements. Southern California doesn’t have to deal with rain on a consistent basis, but when it does it pours, and these are things to take into consideration when selecting roofing material. Another characteristic that the San Fernando Valley and Southern California residents have to take into consideration is our annual fire season. Fortunately, our expert commercial roofers offer a variety of materials to choose from that can help ensure your building is protected from all of the elements. One such option is TPO roofing, which is efficient, long-lasting, and high-quality.
The Basics of TPO Roofing
TPO stands for thermoplastic polyolefin, a relatively common type of thermoplastic membrane used for roofing. TPO roofing is generally white (although it does come in a variety of other colors to match your building’s aesthetics) and can be applied via a standard membrane application, mechanical attachment, ballasting, or full adherence. It is best for buildings that have flat or low slope roofs.
Because of its increasing popularity as a commercial roofing system, TPO roofing comes in 6, 10, 12, or 20-foot-wide sheets and their thickness ranges between 45 and 80 mils, with 135 mil fleece-back also being available.
The Benefits of Installing TPO Roofing
As a commercial property owner or manager, the last thing you want is to have to worry about the heat damaging the roof. We experience some uncommon heat in Southern California summers. Fortunately, one of the many benefits of TPO roofing is that it is extremely durable and can withstand any heat wave. In fact, it can withstand incredibly high temperatures without showing any signs of distress or cracks in the material.
Our San Fernando Valley TPO roofing experts also recommend this type because:
- It is cost-effective and the recommended choice from most architects, often ranging between $5-6 per square foot.
- It is long lasting, with a lifespan of around 20 years depending on the quality of the installation and materials, as well as the upkeep. Using life-cycle costing, a TPO roof can be the most budget-conscious choice.
- It is flame retardant when used with fire-sheet.
- It is UV resistant with 85% reflectivity which translates into a much cooler interior (up to 10-15 degrees).
- It is resistant to common chemicals.
- It is environmentally friendly and completely recyclable
- It is easy to maintain since the material isn’t as prone to mold growth, punctures, tears, or dirt accumulation; the flexibility of the material also makes it more adaptable to thermal contractions and expansions
- It is easy to install due to its lightweight nature and the width of the sheets means fewer seams are required
- It is extremely energy efficient due to the reflective nature of the membranes
The Disadvantages of "Cheap" TPO Roofing
While this type of roofing comes with a host of benefits, it’s also important to be cautious and aware of the disadvantages. Due to its increasing popularity, more and more manufacturers are producing this type of roofing material. However, this means that quality between manufacturers can differ. While you may be paying less for it, it can also mean the quality is subpar compared to others.
There will be seams in the roof, because TPO is sold in small width rolls, and these seams are often where the weak points that allow for water leaks to occur. This is why, at Delta Built Services, Inc., we hand-probe every seam before the job is completed and often times we come back to reinspect and hand-probe every seam again after the job is done.
Lastly, because the topmost layer of TPO roofing is laminated, it can lead to spurring, cracking, shrinkage, and other forms of deterioration over time.
With our annual roof inspections, many of these potential problems will be found early and fixed at no extra cost.
